Maintenance, Weathering and Wind Effects on Flat Roof Damages

A. Inadequate Maintenance
The failure to detect and rectify small roof impairment in the first stages is perhaps the leading cause of untimely flat roof crisis. This is especially correct of roofing materials employed on comparatively low-sloped flat roof.

B. Weathering
All flat roofing materials devolve from excessive exposure to the nature at rates dictated mostly by the type of material and the shapes of exposure. As a whole, inorganic rflat oofing materials may devolve less quickly from exposure compared to organic flat roofing materials. All kinds of flat roofing materials can be broken by storm. Exposure to all kinds of air pollutant and industrial or salt-laden air may speed up the impairment rate of a number of roofing materials.

C. Wind Damage
Flat roofing materials are vulnerable to damages from heavy winds and flying rubble. Broadly speaking, flat roofs are not projected to survive winds of tornado and hurricane intensity. Even so, roofs can be broken by winds of medium intensity, with wind gust that can reach 60 to 85 mph. The major causes of wind damages is from a partial vacuum formed by wind passing off the roof edges. Mother Nature seeks to counteract the low-pressure region by pulling in air from a higher pressure region, commonly from indoor. This air pressure pushes up the bottom portion of the flat roof structure and, eventually, looses fasteners and breaks off the bond causing the flat roof vulnerable to impairment from the medium level or powerful wind. To counterbalance the gists of wind-uplift effects, the roofing and insulating material need be properly tightened to the flat roof deck, while the securely-\ fastened perimeter detail need to be available.
